Commerz Real asked Maison Libre to develop a commercial concept for a vacant office floor of 1,530 square meters. The goal was to create a workspace that is not only functional, but also inviting and inspiring for potential tenants. The vision was clear: transform the office building into more than just a practical workspace—into an environment that goes beyond the standard office experience. A place where companies can work efficiently, while also feeling welcomed and inspired.

Approach
Using the existing DWG drawings as a starting point, Maison Libre began developing a spatial layout to optimize the floor. In close collaboration with brokers and investors, we sought the right balance between aesthetics, functionality, and feasibility. The result is a commercial space that is both attractive and practical, with a strong focus on flexibility, comfort, and a warm, welcoming atmosphere.

The design of the building is defined by a continuous glass façade, creating visual unity and a striking repetitive pattern. This architectural element formed the foundation for the design of the office floor. The concept ensures that from the moment you step out of the elevator on the first floor, you are immediately met with a distinctive and recognizable experience. The space welcomes visitors with a sense of openness and professionalism, contributing to a strong first impression.

For the finishes and overall atmosphere, a distinctive colour palette was selected. This palette has been carefully curated to appeal to a wide range of potential tenants—from startups to larger corporate users—while maintaining an energetic yet professional appearance. The high-quality renders emphasize this refined materialization and present a compelling commercial vision to attract prospective tenants.
